It comes unassembled with instructions as shown in picture #2. This is not a die cut balsa wood kit.This kit is cut out of 8 sheets (1/8" x 12" x 24") of high quality Baltic birch plywood by me in my shop in North St Paul MN USA. You will have to do no cutting & use very little glueThe Doll House measures 13.5 wide x 10.25 deep x 20" high. It has 3 stories with 4 rooms , open stair case & porches.You can finish your Doll House before or after you assemble it or do not have to finish it at all.
